The Quiet Season — Why August Is the Best Time to Start Planning

The Quiet Season — Why August Is the Best Time to Start Planning

Every August, the real estate market gets quiet.

Families are on vacation. Buyers are at the lake. Sellers are waiting for September. And many agents put their phones down and wait.

I don't wait.

A Phone Call in August

A few years ago, I spent a quiet August afternoon calling clients — not to sell, not to push, but simply to share what was happening in the Vancouver market. Just a genuine check-in. A conversation.

One of my clients was in Toronto at a conference. He couldn't talk. But he promised to call me back when he returned to Vancouver.

He did.

He invited me for a listing consultation. Three weeks later, his home was listed. Shortly after — sold.

That sale didn't start in September when the market picked up. It started in August — in a quiet moment, with a simple phone call.

Why the Quiet Season Is Actually the Best Season

For seniors especially, August is a gift.

There is no rush. No competing offers. No pressure to decide in 24 hours. The market slows down — and that creates exactly the kind of space that allows thoughtful, unhurried decision-making.

This is the time to:

Have the first conversation — with your family, with your agent, with yourself.

 Explore neighbourhoods without pressure.

Begin to understand what the next chapter might look like.

Get ready — so that when the fall market arrives, you are prepared and confident.

The Best Decisions Are Made Without Pressure

In nearly 10 years of working in Vancouver real estate — specializing in seniors 55+ and their families — I have seen what happens when people plan ahead versus when they are forced to act quickly.

The difference is enormous.

When you have time, you make better decisions. You choose the right neighbourhood, the right home, the right moment. You move forward with confidence — not with regret.

August is that time.

Let's Have a Conversation

If you or someone you love has been thinking about a move — whether that is downsizing, finding a forever home, or simply exploring what is possible — this quiet season is the perfect time to begin.

No obligation. No pressure. Just a calm, honest conversation about your next chapter.

Not rushing. Not pushing. Just walking alongside you.
